House of Elites provides technology that connects property sellers and buyers and facilitates an orderly bidding process. We are not the buyer, seller, representative, broker or escrow provider for any property. We do not own, appraise, guarantee or take title to any property listed on the platform.

You must be at least 18 years old and complete identity verification (KYC) before you can bid or list. You are responsible for the accuracy of the information and documents you provide, and for keeping your account credentials confidential.

Bids are placed in real time and are processed in the order they are received. A bid is a serious, binding expression of intent to transact at the bid amount. You are responsible for every bid placed from your account, including bids placed on your behalf by an authorised partner.

Winning an Exclusive Listing establishes an intent to transact between the buyer and the seller. Completing the transaction — including due diligence, verification of title and documents, financing, registration and payment of the purchase price — is the sole responsibility of the buyer and the seller.

Any deposits or fees collected by the platform are held to facilitate the process. Where a deal does not close, your exclusive remedy from the platform is a refund of the amounts you paid to the platform, as described in Section 04. Refunds are limited to sums actually received by the platform and do not include amounts paid directly between buyer and seller.

Property listings, including descriptions, images, documents and valuations, are provided by sellers or their authorised partners. We do not warrant the accuracy, completeness, legal status or condition of any property. Buyers must conduct their own independent due diligence before completing any transaction.

To the maximum extent permitted by law, the platform and its operators are not liable for any indirect, incidental, special or consequential loss, or for loss of profit, opportunity or goodwill, arising from your use of the platform or from any transaction. Our total aggregate liability to you, whatever the cause, is limited to the amount you paid to the platform in connection with the transaction in question.

You agree not to submit false information or documents, place bids you do not intend to honour, manipulate the bidding process, or use the platform for any unlawful purpose. We may suspend or terminate accounts that breach these Terms.

We may update these Terms from time to time; continued use of the platform constitutes acceptance of the updated Terms. These Terms are governed by the laws of India, and any disputes are subject to the exclusive jurisdiction of the courts of India.
