ABOUT SOUTH INDIA
The southern metros are the most engineering-driven property markets in the country, and it shows in what buyers ask. Bengaluru purchasers tend to arrive with a checklist — khata classification, approval authority, whether the layout is fully sanctioned — before they discuss price at all. Hyderabad's growth has been faster and more concentrated, with corridor proximity doing much of the pricing work. Chennai remains the most conservative of the three about title, and the most rewarding about it.
Approval provenance is the recurring theme. A plot or apartment with the wrong approval history can look identical to a clean one in every photograph and be worth materially less, and unlike condition this is not something an inspection reveals. It is a documents question, and buyers who treat it as one do better.
That makes the south a good fit for a sale format where the paperwork is assembled and the reserve is published before anyone bids. Buyers who have done their diligence bid with confidence; those who have not are bidding against people who have. The ordered public record also matters more in a market with this much institutional money in it, because an auditable price is easier to justify to a committee than a negotiated one.
