ABOUT EAST INDIA

Kolkata's property market is older than most of the country's and trades on a different logic. Heritage buildings in the central neighbourhoods carry restrictions on what can be altered, sometimes shared ownership across a family that has grown over generations, and a title history that can take real work to establish. These are precisely the sales where an open, timed format helps most — not because it makes the diligence easier, but because it makes the price defensible when several heirs have to agree to it.

Bhubaneswar, Guwahati, Patna and Ranchi are growing markets with the opposite problem: too few comparable transactions to price against confidently. When a city has little recent trade in a given category, a private negotiation is conducted almost blind, and the first genuine offer tends to anchor everything after it.

The east is also where probate and family settlement sales are most common, and those are the sales an auction format was designed for. When a property must be sold and the proceeds divided, an open bid record answers the question every party will eventually ask — was it sold for what it was worth — with evidence rather than assurance.
