Bidding
What happens if the reserve price isn't met?
If the highest bid falls below the reserve price, the listing closes without a sale and no obligation is created for either side.
What if two bids arrive at the same time?
Every listing is handled by a single writer with a monotonic sequence counter — the first bid through the queue takes the sequence position. There is no ambiguity, and the full ordered history is visible on the listing.
Can someone snipe a listing in the last second?
A bid placed inside the closing window automatically extends the clock, so there is always time to respond. The extension is shown live on the listing page.
Is bidding on property online safe in India?
The bidding itself is safer than a private negotiation in one specific way: every bid is public, ordered and on the record, so nobody can invent a phantom rival offer. The property risks are the same as any purchase — title, encumbrances, condition — and remain yours to check before you transact.
What is a reserve price?
The lowest price the seller has committed to accept. It is published before bidding opens, and bidding starts at the reserve rather than below it.
What is a bid increment?
The minimum amount each new bid must add to the current one, set by the seller when the listing is created. It keeps the next valid bid obvious to everyone watching.
What happens after I win?
Winning establishes intent to transact between you and the seller. Due diligence, title verification, financing, registration and payment follow directly between the two of you, with your own advisors. The seller receives your details when the listing settles.
Verification
What does the platform verify?
We verify people, not property. Every account confirms its email address, and sellers submit Aadhaar, PAN and a photo which an administrator reviews by hand before the account can list. Property details and documents come from the seller — buyers should carry out their own due diligence on title and condition before transacting.
Selling
How do I sell a property here?
Create an account, complete identity verification, and create a listing with your reserve price, bid increment and bidding window. An administrator reviews listings before they go live. You can also list through an exclusive partner who manages the process for you.
Partners
Can a partner bid or list for me?
Yes. A partner can represent you once you confirm it — they send an invitation and you approve it with a one-time code emailed to you. Every bid a partner places records both the partner and the client it was placed for.
What does the verified mark on a partner mean?
It means an administrator has checked that partner specifically. A partner can be listed publicly without carrying the mark — the two are separate, and shown separately for that reason.
What zones do partners cover?
India is divided into zones, and each zone has one partner accountable for the listings inside it. A listing inherits the zone of the partner who brought it to market, and the partners directory is organised the same way. Every zone has its own page naming the partner who fronts it.
Who is the named contact for a listing?
The partner who brought it to market, and their profile is linked from the listing and from their zone page. That is a point of contact and accountability, not a guarantee about the property: details and documents come from the seller, and title, encumbrances and condition remain yours to verify.
Payments
How is payment handled?
The platform does not take payment, hold funds or act as escrow. Winning a listing establishes the intent to transact; the money and the paperwork move directly between buyer and seller.
Do I have to pay to register or to bid?
No. Creating an account and bidding are free. The platform charges no buyer's premium and takes no payment from either side of a sale.
